Now the million dollar question is between an investor and a worker/employee, which is more financially secure?
In recent times and even from time immemorial, lol, the key to financial success has been to diversify your source of income. Truth be told, it has become practically impossible to survive with only one source of income in Nigeria today. Imagine sitting on a table with five legs, suddenly one leg breaks off, balance can still be achieved on that table, but when you sit on a table with just two legs and suddenly one of the legs break off, falling will not be an option in that situation, it will be a must. This rule of thumb applies to our financial lives also hence the need to invest, and not just invest but invest in real estate.
Real estate offers a peculiar safety that is not common with other forms of investment. It in fact is an open secret that real estate always appreciates in value and rarely depreciates. As opposed to your job or paycheck, you can pass down real estate from generation to generation, it is a tangible investment, it provides an excellent protection against inflation; it suffices to say that your money in real estate cannot lose value.

APARTMENTS OR FLATS
An apartment (American English) or flat (British English, Indian English) is a self contained housing unit (a type of residential real estate) that occupies only part of a building. The housing tenure of apartments differs considerably, from large scale public housing, to owner occupancy to tenants renting from a private landlord. Apartments or flats are among the most popular forms of housing in the world. Each apartment acts as its own dwelling or living space, as each apartment forms just a section of the overall building. It offers less privacy than alternative types of housing. By owning a flat, a person has access to common areas such as green space, playgrounds, rooftops and gyms. The popularity of flats has increased in Nigeria, as the population has become more urban in nature.
A penthouse is an apartment or flat on the top floor of a tall building, typically one that is luxuriously fitted. Originally, the word penthouse meant a small building with a sloped roof. What differentiates a penthouse from other apartments is its luxury features or elements. Penthouses are often the most expensive forms of housing in a given market and they are the most exclusive and offer the best views. They are synonymous with a luxury lifestyle and can be found in cities like Lagos, Abuja and Port-Harcourt.
A terraced house is a single family home that is usually set over two or three floors. It sits side by side with other terraces (joined together) forming a tight row down a road or block. They have identical fronts and identical heights, thus they are mirror images of each other. They are designed to accommodate as much people as possible in densely populated cities. The last house in a row of terraces is known as the “end of terrace”. Terraces are generally more affordable than detached and semi detached homes and thus have become more desirable in certain places like Abuja and parts of Lagos.
SEMI DETACHED HOUSE
Sometimes called a Semi, it is a single family home that shares a single wall with the next house. It is different from terraced houses (with shared walls on both sides) and detached houses (with no shared walls). You can find single storey semi detached homes (bungalow) and semi detached houses that are spread over two floors. Cost of building is lower than detached houses.
This kind of house is not large as mansions but often as luxurious depending of course on personal taste and preferences and also on how they are finished/furnished. They spread over two or more floors and feature their own private gate leading onto a private compound. They are great for people that like their privacy and for those with larger families.
In Nigeria, a duplex is seen as a two storey family house. However, a duplex is originally defined as a multi-family home that has two units in one building, either side by side or stacked on top of each other. In essence a duplex is like having two different houses in the same home. As a rule of thumb, duplexes have at least two floors and you can find functioning apartment on each floor, hence this type of home is perfect for bigger families. Similar structures with three or four housing units or floors are called triplex or quadruplex. A duplex can be a detached, semi detached or terraced house.
These kind of houses are found in rural parts of the country. They depict the house building technique and style of the particular region where they are built. Land inspections are very important when looking out for the type of land you want to purchase, though there are obvious reasons why people would want to purchase a particular piece of land, for example, the location, price or documents the land carries… etc. Sometimes, we overlook some other very important aspects that are necessary before buying any piece of land.
Below are 10 important tips you need to look out for when on land inspection.
Topography refers to the study of the shape and features of land surfaces, in order words;
Does the land possess suitable features for building?
Is it rocky or swampy or even waterlogged?
Some of these features are easy to note, while others may take a while. A wet or waterlogged land for instance may seem dry during the dry season, and you only get to see the real surface during the rainy season. Hence it is advisable to purchase your land during the rainy season to avoid over looking such features.
Depending on the purpose of the land, it is important to take into account the size and shape of the land. Are you buying for residential purposes or for business purposes? If the land size or shape is too small during your site inspection, it is best you look out for other options.
When purchasing any given land, it is always note worthy to know the limitations that come with building on the land. Most estates are strictly for residential purposes, while some may include lands for shops and stalls or even warehouses. Ask your real estate agent about the limitations that come with the land before making any down payment.
Most areas are prone to flooding but still a lot of people fall victims to these land baits and buy up these properties due to their cheap or affordable prices.
When on land inspections, especially for land close to the riverside areas, be alert and look out for any signs of flooding in such areas. Though sometimes this may be hard to notice, that is why as stated above, it is advisable to purchase your property during the rainy season to avoid the risk of purchasing a property in a flood zone.
While on land inspection, this is the best time to scrutinize the neighborhood properties. Are they properties you would be comfortable living next to? Do they have any issues that may be hazardous to your health?
For example, purchasing a land that is situated close to a minefield or a chemical hazardous facility would only cause harm to the residents.
Is the property easily accessible? How about the road, are they motor able? Is the area prone to traffic gridlocks? Is there a good road network?
If the road leading to the property is terrible e.g. Lots of potholes or road patches, it is important you weigh your options before purchasing such property.
